Munden Realty Inc. meets with potential Buyers to understand their preferences, budget, desired location, and specific requirements for their property. This helps us to curate your search to your specific needs.

Mortgage Pre-Approval

Protecting your financial integrity.
Munden Realty Inc. advises the Buyers to get pre-approved for a mortgage from a reputable lender. We don't want to waste any time and we want to ensure we protect your financial integrity. This step establishes our Buyer's budget and increases your credibility when making offers.

Property Search

Conducting extensive search.
Based on our Buyer's criteria, Munden Realty Inc. conducts an extensive search to identify properties that match your requirements. This includes searching MLS listings, networking with other agents, and utilizing our industry connections. Not all properties are on MLS, therefore our International Connections are valuable to us. We also are part of many digital platforms, WhatsApp Groups and Private Social Media Groups where Off Market Listings are marketed for sale.

Property Viewings

Scheduleing and accompanying our buyers to view properties.
Munden Realty Inc. schedules and accompanies our Buyers to view potential properties. We provide thorough insights, answer questions, and highlight key features or concerns related to each property.

Comparative Market Analysis (CMA)

Assessing property's value to determine a fair offer price.
When our Buyer expresses interest in a property, we perform a CMA analysis to assess the property's value and determine a fair offer price. This analysis considers recent sales of similar properties in the area that have sold, expired or are still on the market.

Offer Preparation and Negotiation

Drafting a competitive offer.
If our Buyer decides to make an offer, Munden Realty Inc. assists in drafting a competitive offer, taking into account our buyer's budget, desired terms, and market conditions. Munden Realty Inc. then registers the Offer and presents the offer to the Seller's Agent and negotiates on your behalf to secure the best possible terms.

Due Diligence and Inspections

Coordinating property inspections.
Once an offer is accepted, Munden Realty Inc. guides our Buyer through the due diligence process. This involves coordinating property inspections, reviewing inspection reports, and addressing any concerns or repair requests with the Seller.

Closing Process

Ensuring necessary paperwork.
Munden Realty Inc. helps facilitate and coordinate with the Buyer's Lawyer and Mortgage Agent/Broker, and other professionals involved in the closing process. We ensure that all necessary paperwork is completed accurately and assist in resolving any issues that may arise.


Ensuring smooth transfer.
Munden Realty Inc. attends the closing to ensure a smooth transfer of ownership is facilitated. If needed, after Lawyer meeting, we will also review your final settlement statement and help you understand the closing costs and procedures, however, your Lawyer is equipped to do this. We are your second set of eyes and ears.

Post-Closing Support

Providing continuous assistance and support.
Even after the purchase is complete, Munden Realty Inc. will continue to provide assistance and support to our Buyer Clients, should circumstances arise post-closing, we are your guidance. We will also offer recommendations for local service providers, answer questions about homeownership and community information.
